Just as you need  a doctor lawyer plumber You need a Real Estate Professional for your real estate Needs.  You need to know you have someone you can call  and count on.

In my relationship or Agency with you I have the authority, licence and specialized training to represent you in Real Estate transactions. 

 

So what is Agency?
AGENCY is established when two parties agree to have one party act on behalf of the other


You expect Service and Loyalty from other professionals as does your real estate Professional.


If you are not in Agency or don’t have a professional working for you yet.  You need to find someone that works for you.  When you do choose a REALTOR® such as myself and there is agreement with that person. Simply tell the person you wish to work with them and inform others ie  "I have a REALTOR® her name is  Michele."

 
There are different types of relationships in real estate. A clearly defined service agreement is best. They spell out  expectations and roles. Professionals want to  serve you efficiently.These agreements help to do  that.

 
The agency relationship exists between the client [buyer or seller] and the associate or  REALTOR® , including its broker . 

Brokerage service agreements describe in detail the duties of each party so buyers and sellers are fully informed .  They are incredibly helpful at providing clarity of duties of all the parties involved. 



AGENCY DUTIES

When we embark in a Client / Realtor relationship  Where we have agreed I will represent you for your real estate needs and transactions we enter the Agency relationship and  I have the following fiduciary duties to you:


LOYALTY
The agent protects the client negotiating position at all times, and disclose all known facts which may affect or influence your decision

OBEDIANCE
The agent obeys  all lawful intructions by client

CONFIDENTIALITY
The agent keeps obligation to  your confidences

REASONABLE CARE AND SKILL

The agent does their  due diligence take reasonable care and skill to perform all your real estate duties

FULL DISCLOSURE
The agent provides all known information that might affect the value of the property

FULL ACCOUNTING
The agent provides disclosure for all the money and property placed in my hands while acting for you the client

 


You are entitled to competent service from your Realtor

As liscensed professionals, real estate industry members are further bound by obligations set out in the Real Estate Act and It’s Rules. 



THE CLIENT buyer or seller, as well , has duties toward the Associate or REALTOR®

- provide fiancial preapproval or request for assistance doing so

- act in good faith with service agreement

- disclose matters that could affect the transaction

- Seek other professional’s advice as lawyers, accountants and inspectors where applicable

DUAL AGENCY   which I will explain to you
